Manufactured Home Inspections

Manufactured Housing is the largest growth market in the real estate sales industry. Far from the “mobile homes” of yesteryear, today’s manufactured homes are being considered by up to one third of homebuyers. In 2000 the Legislature of the Commonwealth of Kentucky began allowing manufactured home owners that install their homes on permanent foundations to exchange the issued title for a real property deed just like that provided to site-built homes. For homebuyers considering the purchase of a pre-owned manufactured home, finding an inspector that is knowledgeable in the differences between manufactured homes and site-built homes can be difficult. For this reason we have taken time to learn about manufactured home construction and proper procedures for inspection. Our Manufactured Home Inspection Service will provide you with the same information as a site-built home inspection (i.e. roof, appliance evaluations) plus information on areas such as installation and safety that is specific to manufactured housing.

Home Inventory Assessments

Commercial Property Condition Assessments

Phase I Environmental Surveys

Phase One Environmental Site Assessments are completed to satisfy the requirements of the Innocent Landowner Defense to liability imposed by the Comprehensive Environmental Response, Compensation and Liability Act (CERCLA). Phase Ones generally are completed for businesses which are involved in the sale, purchase or lease of industrial, commercial and agricultural properties. Phase Ones often also are required by lenders in order to assure that properties do not possess environmental conditions that could diminish the value of the property, the ability of the borrower to repay, or to establish baselines to allocate responsibility for clean-up costs. Although mainly used in commercial property transactions we also make a Residential Phase I Enviromental Site Assessment available for residential property purchasers. Landlord – Tenant Inspections

In Kentucky, State Law requires landlords and tenants to complete a thorough inspection report detailing the before and after condition of rental property before all or part of a security deposit can be retained for damage repair. Unfortunately, in the past these inspections have been completed by the parties to the lease leaving them wide open to court challenges. Home Maintenance Inspections

Radon Testing

Radon is a radioactive gas which has been linked to cancer. It comes from the natural decay of uranium that is found in nearly all soils. It can be easily controlled if it is present and the first step is to determine whether it is indeed a problem. We provide Carbon Canister tests for Radon. This type of test accurately determines whether the levels of Radon present on the property are safe or unsafe. Most of the United States has some level of Radon present in the soil. The levels vary depending on the geology of the region. Even so, homes tend to trap the gases as they rise from the ground. So it is very important to have your home tested.

Septic System Inspections

The septic tank system in a home is obviously of great importance. Tanks typically need to be pumped about every five years depending on the number of people living in the home. We provide actual tank inspections which means some excavation will be necessary to uncover the access port to the tank. There are other, non-invasive tests which can be done as well. These involve the use of dye and placing a drain load on the tank so it will provide flow into the drain field. If the dye shows on the surface in the drain field, it indicates a percolation problem in the drain field. I offer both tests. If you are considering purchasing a home, you will need to obtain the permission of the owner in writing in order to have an actual tank inspection.

Water Quality Test

Water quality is important to the health of you and your family. Many families have opted to have filtering systems installed in their homes in the last decade. These systems work well but like all mechanical systems, they have to be properly maintained. A water quality test will determine the safety of your water whether it is filtered or not. If the property’s water supply is from a well, it is imperative that you have a water quality test prior to purchasing. The expense of drilling a new well can easily run into thousands of dollars. So don’t take the need for this test lightly.

Warranty Inspections

Most new construction homeowners in Kentucky have a one-year new home warranty from the builder. Many also have an additional warranty purchased with the home. My Warranty Inspections page explains the advantages and details of Warranty Inspections.
